Finish-out is under way for Production & Rigging Resources Inc., which leased 24,640 sf in the 197,120-sf Commerce Center Building 2 at 4906 Sharp St. in Dallas. The lighting and sound production company will empty about the same amount of industrial space in a Lombardi Street building, also inside the Brookhollow boundary. Jim Svidron with Dallas-based Robert Lynn Co. tells GlobeSt.com that the "new finish-out, considerable amount of free rent and concessions" swung the deal to the Chicago building owner, JMB Group Trust V, which had Ken Wesson of the Bradford Cos. in Dallas bargaining its terms.
Svidron says the short list was down to two buildings when Bradford laid out the winning package. "Free rent, a brand-new office and a market rate," Svidron says, "I consider to be a good deal." The office/warehouse space, with 22-foot clear heights, was in shell condition when the long-term lease was inked. The industrial space was on the market for $3.50 per sf gross.
At 3630 Marquis Dr. in Garland, Woodland Graphics just moved into a 6,000-sf building, vacating a 17-year location along Edgewood Drive, also in Garland. The firm signed a five-year lease with ANA Properties LLC of Dallas for a hard-to-find product: a freestanding, small office/warehouse with a fenced yard and an advertised rate of $5 per sf, industrial gross.
Steven Schneider with Grubb & Ellis Co.'s Dallas office says the commercial sign company started to look two years ago and then changed its mind. David Rouble of Thomson Realty in Dallas represented the building owner.
In a second deal for Garland, Northern Pipeline Construction re-upped for three years on a 10,800-sf office/warehouse at 2638 Oakland Ave. The buildings sits on two acres. "That's nice to have and hard to find," Dan Spika with Henry S. Miller Commercial in Dallas says of the eight-year tenant's decision to stay.
The holding sits in an industrial corridor where rents are running $6 per sf. Spika represented the Dallas-based owner of record is Carleo Invesco Corp. while Scott Miller of Bolanz & Miller in Dallas negotiated for the tenant.
