First Allied Corp. bought the fully leased Pecan Creek Shopping Center at 711 E. Southlake Blvd. from Eliot House Partners LP of Plainfield in a deal negotiated single-handedly by Jennifer Pierson, first vice president in Dallas with CB Richard Ellis Inc. The retail building sits on 1.7 acres at the intersection of East Southlake and Byron Nelson boulevards in Southlake. Its 2004 assessment is $1.7 million, according to Tarrant County records. The one-year-old building is leased to Southlake Emergency Clinic, Southlake Smoothie and Farpointe Cellar. Pierson was not available by publication time to comment about the transaction or the competition vying for the asset.
According to recently released statistics, Southlake's population is 24,555 and its average annual income is $150,956. Last year, the fair market value for a single-family home averaged $375,095.
