The Dallas-based owner of record is Goft Hotel Partners, led by Wilcox Capital Partners, which used the 6901 West Freeway asset to launch a hotel group in mid-2002. The owner has tapped Hospitality Management Corp. of Dallas to steer the "40-something" hotel and finish the renovation.

Leo E. Spriggs, president of Hospitality Management Corp., got the assignment about two weeks after Goft Hotel Partners, doing business as WHG DFW Ltd., put the 131-room Days Inn at 4325 W. Highway 114 in Irving, into his team's hands. The Green Oaks Hotel will hold the independent flag, Spriggs says.

"It's almost like a mini-resort," says Tom Clancy, Hospitality Management's vice president of sales and marketing. There are 134 rooms left to renovate as the team sets its sights on drawing business from Fort Worth attractions like Will Rogers Coliseum while hyping the two pool, two tennis court amenity to family travelers. The Green Oaks has 16 meeting rooms with more than 13,000 sf, restaurant, saunas, basketball court and abuts a golf course.

With downtown Fort Hoteliers focusing on upscale renovations and projects, Spriggs says the Green Oaks is "in a good spot" to capture the midrange market with a daily room rate ranging from $65 to $75. The hotel property has a 12-acre gateway positioning to Lockheed Martin Corp.'s plant and Carswell Air Force Base...and a commemorative plaque that Elvis stayed there.
