Company Eyes Lithonia for 1M-SF Mixed-Use Project

Best known in the area for its quarry and building supplies, Lafarge filed preliminary conceptual plans to city planners in this suburb for a one-million-sf mixed-use venture that would include a business park, neighborhood retail center, multifamily units and single-family residences. The site is about eight miles east of Downtown Atlanta.

Because of the proposed size of the project, the Atlanta Regional Commission and the Georgia Regional Transportation Authority will have to review development plans before the project moves forward to local council voting, brokers familiar with the venture tell GlobeSt.com.

Meanwhile, in Barrow County, about 50 miles northeast of Downtown Atlanta, developer Dewey C. White filed preliminary plans for 1.5 million sf of office and warehouse space, along with 90,000 sf of storage space. Area brokers tell GlobeSt.com the estimated hard cost of the project is $11 million, based on average hard construction cost of $100 per sf for all of the space.

In Jackson County, 30 miles northeast of Downtown Atlanta, developers continue to flock to city hall where they file rezoning requests weekly, city staffers confirm for GlobeSt.com. They latest three filings are for subdivisions in separate county areas.

HP Land LLC of Clarkesville wants to build a 245-home subdivision on 366 acres off Guy Cooper Road, south of GA 60. The site in western Jackson County abuts the Hall County boundary. Area brokers tell GlobeSt.com the build-out value of the project could be about $35 million.

Three miles east of Hoschton and just south of GA 332 in southwestern Jackson County, Apalachee Oaks LLC of Hoschton plans a 142-home subdivision on 72 acres at Wehunt and Jackson Trail roads. And in eastern Jackson, Diamond Development Co. of Jefferson proposes a 140-home subdivision on 145 acres at Sheep Pasture and Waterworks roads.
