The development will be reviewed at a September city zoning hearing. The local owner of the site, Carp River Associates, is working with a Florida-based developer but is not discussing what stores, restaurants or banks are considering locating in the shopping center, if approved, says Dave Peterson, one of the owners.
The 24-acre parcel, just west of the Lapeer Cinema and Home Depot, is zoned single-family residential, but is shown on the city's master plan as commercial property, says Matthew Modrack, director of planning and development. One issue sure to bring discussion is the handling of more traffic on an already busy road.
The intersection of M-24 and McCormick Street recently was improved to allow more turning options, but the two-lane road leading to the Meijer store, Home Depot, Kroger store and movie theater already is a busy traffic artery. Peterson says the company has built large commercial developments in Michigan and elsewhere.
