The Assembly Solutions lease hung a "no vacancy" sign on the 80,000-sf Avenue R II building at 1301 Avenue R in Grand Prairie. Dan Lawson with locally based Proterra Properties Inc. tells GlobeSt.com that the transaction went start to finish in four months with the inbound tenant planning a move into practically "as-is" space in conjunction with a 15,000-sf lease expiration at an Avenue N building.

Assembly Solutions is building in expansion room with the relocation into industrial space emptied three months ago by Pointsmith, a 55-year-old print and display company that pulled the Grand Prairie operation into a build-to-suit location in its Houston corporate port. Proterra had the Grand Prairie space on the market for $2.50 per sf net. Michael Stanzel with the Robert Lynn Co. in Dallas represented the tenant.
