The 12-year deal for 11,155 sf at 707 Summer St. by the firm was announced by Albert B. Ashforth Inc. and Beaudry Commercial Real Estate. The law practice is expected to relocate its operations from 970 Summer St., where it currently occupies approximately 6,500 sf of space, to the third floor of 707 Summer St. by October.

Sandak, Hennessey was founded in 1990. It now includes eight partners, three of whom have served as corporation counsel for the City of Stamford, and three associates. The firm's practice areas include: business litigation, land use, zoning, tax appeals, commercial real estate, bankruptcy matters, environmental litigation, municipal and employment law issues and plaintiffs' personal injury cases.

Gerard P. Hallock, SIOR, and George R. Walker, both senior vice presidents of Albert B. Ashforth Inc.-Corporate Real Estate Brokerage of Stamford, were the brokers involved in the lease negotiations on behalf of the Ashforth Co., the owner of the building. Mark J. Beaudry, SIOR, president of Beaudry Commercial Real Estate of Stamford, a division of the Property Group of CT Inc., was the exclusive broker who represented the firm.

Brokers involved in the deal say that the law firm required the additional space in order to meet the needs of its growing practice and to enhance client services. "The practice is literally bursting at the seams and they simply needed more room," Beaudry says.

The lease transaction brings 707 Summer St., a 73,785-sf office building to approximately 60% leased. Other tenants at the property, which was built in 1982, include: the Ashforth Co., AP Construction, Albert B. Ashforth Inc.-Management, TICOR Title and Albert B. Ashforth Inc.-Corporate Real Estate Brokerage.
