The estimated five-year lease for a total 111,516 sf has an estimated aggregate rent value of $2.2 million, based on an average gross rent of $4 per sf, local brokers in a position to know tell GlobeSt.com. A retirement portfolio managed by UBS Realty Investors LLC of Hartford, CT owns MeadowCreek.

David Ginther of Fischer & Co. in Dallas negotiated for Staples. Trey Carswell, associate of industrial services in the local office of Advantis Real Estate Services Co./GVA and Jeffrey Barden, senior director of industrial services, represented the park's owner.

In an unrelated transaction handled by Advantis broker Hal Piper, Pinellas Habitat for Humanity leased 15,115 sf of office space for an estimated five years at 3071 118th Ave. North in Clearwater. The estimated aggregate value of the lease is $1.1 million, according to brokers familiar with the Clearwater market. Brokers made their estimated on a speculated average asking rent of $15 per sf.

Pinellas Habitat is an affiliate of Habitat for Humanity International. The group plans to use the space for its Pinellas County headquarters and as a building supply outlet, says Piper who is director of office and industrial services in Advantis' Tampa office. Piper has closed on 400,000 sf of office and industrial leases in the past eight months.
