Come Oct. 1, Prime Lending, the residential mortgage banking arm of Dallas-based PlainsCapital Bank, will open doors on a 5,000-sf branch office in the 80,000-sf 660 North Central Building at 630 North Central Expressway in Plano. The search for the bank's 12th location in Dallas/Fort Worth lasted nearly six months, ending with a seven-year lease and street-level space for a 15-employee operation, Chanda Gailey, assistant vice president of GLV Realty Advisors in Dallas, tells GlobeSt.com. Corgan Associates, now part of Colliers International, represented the local owner of the former Wells Fargo Bank building.

In Dallas, Calyon, a financial institution based in France, re-upped 8,160 sf for another six years in an early renewal in JPMorgan Chase Tower at 2200 Ross Ave. The bank signed its fourth renewal, sealing the deal a year in advance of the existing pact's expiration, says Paul Stockard with NAI Stoneleigh Huff Brous McDowell's Dallas office. He and NAI's Saunders Thompson represented Calyon while Matt Craft with the locally based Trammell Crow Co. represented the building owner, Equitable-Nissei Dallas Co.

Stockard says Calyon started searching the market about six months ago. The deal closed at a flat rate "within striking distance" of the $25 per sf quoted rent, he says.

In a double deal for Fort Worth's CityCenter, Trammell Crow Co. moved into 3,315 sf and Patterson & Associates took 3,500 sf in the 1.6-million-sf office complex at 201 Main St. in the CBD. Both leases have five-year terms.

"Our activity prospect list is larger today than it's been in the four years since I've been in Fort Worth," Johnny Campbell, president and CEO of Sundance Square Management, says. CityCenter's in-house representative, Robert Gamblin, negotiated the newest deals for the landmark property, where quoted rents range from $21.50 per sf to $23.50 per sf plus electric.

The Patterson lease, filling space on the 13th floor of Chase Texas Tower, represents a 1,000-sf expansion. The commercial real estate firm relocated from the Neil P. Anderson Building, a CBD office property being retrofitted as condos.
