The seller of the prime land, which is located at the corner of Southwest 145th Avenue and Pembroke Road, was Arthur D. Weiss, trustee. The western border of the property fronts Interstate 75 for a quarter mile.
The developer intends to develop a build-to-suit office project on the site, as is typical for the company, says Edgar C. Jones Jr., senior director of Florida operations for Rockefeller Group Development Corp. Although the size of the planned office development is determined, no tenants have been secured, he says.
"We don't have a planned tenant at this point," he says. "We like the market and have been active in the market. Our intention would be we would be responsive to the market" in terms of building the size a tenant or tenants desire.
South Florida has been responsive to the company's build-to-suit projects, and the market remains desirable for Rockefeller, company officials say. "The community has been a responsive community," which has been interested in bringing new companies such as Lucent and Delta into the area, Jones says. "Also, it has been a great location for expansion of groups that are looking to get closer to their employees." Companies seem to be interested in the Miramar area, he notes. "We see a lot of potential" there.
And Rockefeller Group Development Corp. is interested in expanding further in Florida. "This land acquisition fits in well with our corporate strategy of investing in growth markets like Florida," Leslie E. Smith Jr., executive vice president of development says in a statement. "We are pleased with the reception of our build-to-suit projects in South Florida and are interested in pursuing other opportunities throughout the state."
Jones adds: "We like South Florida. We are very interested in South Florida. We also like the center of the state," in addition to the Jacksonville area.
