The subsidiary of Calhoun, GA-based Mohawk Industries Inc. is taking over industrial space in a 74,700-sf building, with a 60% occupancy, at 720 Industrial Blvd. in Grapevine. Thomas F. Dodge, vice president in the Arlington office for Trammell Crow Co., tells GlobeSt.com that the talks opened about 18 months ago and then went quiet until three months ago, ending with a rate close to the $6 per sf quote and $10 per sf finish-out allowance. The wholesale flooring division's space in the park's Building 7 was retrofitted with a 20% office finish-out, he says.
Dodge brokered the terms for the building owner, ING Clarion of New York City. Mohawk broker Russell Peterson with Izora Commercial Realty represented Dal-Tile, which has several locations in the region uprooted a wholesale facility from a building slightly north of Heritage Business Park.
