Located near the interchange of I-78 and Route 24, the 82,361-sf class B+ asset was built in 1974. The owner of the property is Stone Mountain Properties, which is locally based and has offices in Houston. The owner is a family-run enterprise that specializes in the renovation and repositioning of well-located properties.

830 Morris, which covers four floors, is currently 100% occupied by six tenants. CB Richard Ellis got the leasing assignment to fill the building earlier this year, taking the job with the asset at approximately 50% occupancy. The vacant space that has since been filled is located on the top two floors.

The holdover anchor tenants are King World, the pre-eminent syndication division of CBS Enterprises, as well as Verizon Communications. The leasing effort has added Bollinger, a privately owned insurance company, as well as UBS PaineWebber, the Earnings Performance Group and the US Office of the Comptroller of the Currency to the roster.

Corporate neighbors also include Dun & Bradstreet, Citibank, KPMG and Morgan Stanley, among others. The asset is also located near the well-known Mall at Short Hills, an upscale regional shopping complex.
