Strategic Partners Inc. expects to have 200 workers in place when the center is fully operational--the newest tenant for the 410-acre Mountain Creek Business Park. "It's a classic relocation story," Jon Napper, Texas partner for the Sacramento-based Panattoni Development Co. says, telling GlobeSt.com that the win came from the rising costs of doing business in California.
Napper says Strategic Partners, holding onto the L.A. headquarters, signed a long-term lease with an option to purchase the building in a deal sealed by 10 years of abatements due to a location in an Enterprise Zone. The building, with 34-foot clear heights, is positioned at the park's entrance and near an Interstate 20 ramp.
With customers in 14 countries, the privately held company's distribution network includes Wal-Mart Stores Inc. of Bentonville, AR, as well as small specialty shops. Strategic Partners distributes Cherokee, Classroom and Tooniforms apparel and Rockers footwear.
