"We looked real hard at the Woodlands," Pollard Galipp with Cypressbrook Co., based in the Woodlands, tells GlobeSt.com. With the existing three-year pact set to expire, Noble Continuing Education signed on the dotted line for 335 Pennbright Dr., taking down space in a trio of office/warehouses with 70,870 sf, owned by 222 Commerce Park Associates Ltd. David Hudson with Trammell Crow Co.'s Houston office represented the San Francisco-based building owner.

Galipp says the straight-up renewal was "market for that area" after four months of negotiations. The far north submarket is getting 50 cents per sf to 60 cents per sf for comparable.
