The Bank One Center at 1301 S. Bowen Rd. in Arlington has held a 100% occupancy for three consecutive years. Kurt Cherry in the Dallas office for Houston-based PM Realty Group tells GlobeSt.com that talks began with the building owner looking for a rent hike and offering some tenant improvements to go with it. "At the end of the day, we agreed to leave the rate basically the same. We did get a slight uptick," he says of a straight-up renewal with the office space remaining as is. Aaron Emerson with Scribcor Texas of Amarillo handled talks for the agency.
The 112,114-sf building will get its first large opening in October when RSI Insurance Co. heads into 10,000 sf at Copeland Tower in Arlington after being unable to get expansion space in Bank One Center, Cherry says. Right now, there's just 919 sf sitting empty. Best Fares USA/Discount Travel Network, an Internet discounter, got first dibs on the soon-to-be-vacated 6,100 sf, part of the pact two months ago when it re-upped a 14,824-sf headquarters lease. It's undetermined at this time if the expansion option will be exercised. The building carries a $16 per sf, full-service rate.
