Church Ranch is along the US 36 corridor between Denver and Boulder. In the third amendment to the lease agreement, Myogen agrees to lease another 2,025 sf of office space "contingent upon the landlord's successful negotiation of the termination of the current tenant's lease covering the space."

Myogen also receives a $250,000 tenant improvement allowance as part of the amended lease. Myogen will lease up to 40,001 sf in office and laboratory space. The lease expires on Oct. 31. However, Myogen hasoptions to extend the lease until 2018.
