And the project has a decidedly fast track. Rockefeller officials say the facility will be ready by the end of February 2005. The warehouse is being done by Rockefeller as a joint venture with IDI.
"This warehouse will be state-of-the art, and it will feature 32-foot clear-height ceiling, 80 cross-docked doors and more than 20,000 sf of office space," says Eugene A. Preston, senior vice president of RGDC. The building, yet another major project in the New Jersey Turnpike exits 7A and 8A region, will be constructed of pre-cast concrete, according to Preston. Mitchell and Hugeback Architects Inc. designed the building for RGDC.
RGDC and Clayco have teamed up on a number of projects in recent years, most notably an 890,000-sf distribution center for Pearson Education in the Rockefeller Group Foreign Trade Zone/8A campus. That particular project was wrapped up just two years ago, and the two companies have also done major projects together in California and Florida, according to Mark Tomasik, project executive and regional vice president for Clayco.
The larger 240-acre warehouse/distribution park, located halfway between Boston and Washington, is one of two in New Jersey that's been developed by RGDC. The older, larger property is situated in Mt. Olive, in the northern part of the state.
And while the newest building is being done on spec, it probably will not stay that way for long. Sources suggest that especially given the tight construction time line, a major tenant may be in the offing. Given the level of activity in the submarket and the relatively low industrial vacancy rate here, a quick announcement would not be a surprise, according to one source who did not want to be identified.
