Based in the Nashville suburb of Brentwood, the 62-year-old retailer has added 104,000 sf to its existing 312,000-sf quarters of distribution space at the 521,000-sf park. The lease brings the property to 100% occupancy.
Duke officials who oversee the park's operations couldn't be reached to learn details of the lease. But area brokers, familiar with the Braselton industrial submarket, tell GlobeSt.com the lease was probably for five years at an estimated $2.50 to $3 per-sf rent. That would place the estimated aggregate gross value of the contract in the $4-million range, brokers say.
Sears Logistics Services is the only other tenant at the park, located at 920 Highway 124. Tractor Supply operates 500 retail stores in 31 states, leasing an estimated average 30,000 sf at each location for a total leased amount of 15 million sf.
"We have the opportunity to further expand our facilities in Braselton by another 350,000-plus sf for companies looking to take advantage of the welcoming community, potential tax abatement and 100% Freeport exemption," Duke's Atlanta region executive vice president Bob Fessler says in a prepared statement.
Already noting the growing commercial and office demand in the Braselton area is Buford-based GrayC Co. LLC. Gray has filed tentative development plans with the city for Century Center at Braselton, a planned 263,000-sf, 26-acre park at Beaver Dam Road and GA 211. To do the deal, the city would have to annex the property, area brokers tell GlobeSt.com. Braselton's planning commission is scheduled to review the project's plans Oct. 25.
