Bartow Investments of Dallas, GA has acquired the tract from Bartow Industrial Centre LLC for $8.4 million or $7,500 per acre (17 cents per sf). The site is on US 411, northwest of Cartersville. Bartow Industrial Centre applied earlier this year for a rezoning of 600 acres to residential from industrial for a mixed-use development.

Bartow Centre was one of the sites Toyo Tire & Rubber Co. Ltd. reviewed last year for its planned $150-million, 500,000-sf manufacturing plant before closing a deal with the state in June for 150 acres on US 411, outside White, as GlobeSt.com previously reported.

Carter brokers Jason Whitworth and Keith Guthrie negotiated for the seller on the 1,120-acre transaction. Charles Walker of Drake Realty represented the buyer. The seller "put in about a quarter of a mile of road to access a portion of the property that did not front on Highway 411," Whitworth tells GlobeSt.com. "There were no other improvements done."

He says the buyer acquired the land for future development. "There have been no comparable tracts of this size with this type of location sold in Bartow," Whitworth says.
