The problem the developer faces is that the county has no zoning ordinances that allow condo developments targeted primarily at senior residents. The county shelved the developer's request in July when residents appeared at a public meeting to oppose the project. Now the county takes up the issue again at an Oct. 19 public session.

According to preliminary development plans filed with the county, Grand Arbor's units will have a minimum living area of 2,100 sf. Prices for the individual condos haven't been announced. Cobb County's planning commission last week denied the zoning request in a 4 to 1 vote that is being criticized by some members of the county commission, residential brokers following the controversy tell GlobeSt.com.

Atlanta Regional Commission research shows metro Atlanta's population aged 55 and older is expected to triple by 2030 to nearly 1.6 million from 535,000.
