Another project involves Riverbrooke Capital Partners's proposed residential community at James Burgess Road and Nichols Drive. Riverbrooke wants to build 502 single-family and townhome units, according to its preliminary development plan filed with the county. The county has approved 354 units.
The planning commission is reviewing separately phased requests from the developer for the balance of the project--42 units and 106 units. The estimated hard construction cost of the project is $50 million, area construction sources tell GlobeSt.com.
In Wal-Mart's situation, the Bentonville, AR-based retailer received commercial zoning status for its 56-acre tract in 1988 and doesn't require a new rezoning status. All Wal-Mart needs is approval from the county's planning commission before the project moves to the desks of county commissioners for a formal final vote on the undertaking, area brokers following the project tell GlobeSt.com. But residents in the nearby subdivisions of Laurel Springs, Bridle Ridge and Aberdeen oppose Wal-Mart's project on grounds it will generate excessive traffic problems, noise and air pollution.
