The tenant was represented in the negotiations by CB Richard Ellis. Binswanger/Klatskin represented the owner of the building, ProLogis.

Terms of the lease were not disclosed; however, OMS is moving to a location that's less pricey than its existing two sites, both of which are located in the Meadowlands submarket in Northern New Jersey. The company is combining those two operations at One Nixon Lane, which is situated near Exit 10 of the New Jersey Turnpike in the central part of the state. Industrial rents generally run about 20% less here than in the Meadowlands submarket.

"As a leading distribution services company, it was important for them to be strategically located within the state," says CB Richard Ellis vice president Matthew Corpuel. "In addition, we were able to secure them a quality building at a substantial rent savings in comparison to similar facilities in the Meadowlands," continues Corpuel, who notes that the facility is also near Route 440, Interstate 287 and the Garden State Parkway.

OMS' new home is located adjacent to both Nixon Park and Heller Industrial Park, and near the Raritan Center industrial park in this Middlesex County township. The single-story facility is zoned light industrial.

Situated on a 10-acre piece of land, One Nixon Lane has a built-out office component of more than 17,300 sf. The facility has 111 parking spaces, 22 tailgate loading doors and 24-foot 4-inch clear ceiling heights, according to Corpuel.
