After months of review and study, the local city council has approved the largest mixed-use project of its kind ever attempted in this rural northeast Georgia city of 26,578 permanent residents. The project can have a maximum 578 townhomes, 460 apartment units, 1,148 single-family homes, 806,000 sf of office space and 580,000 sf of retail.

The development site, between Mundy Mill and Mountain View roads and Meeks and Old Oakwood roads, is 40 miles northeast of Downtown Atlanta.

As an incentive for the city council to approve their project, the Laniers are donating 17 acres, plus an option to purchase an additional 2.6 acres, to the Gainesville school system for the construction of a new school, as GlobeSt.com previously reported. The 17 acres have an estimated market value of about $2 million, area industrial brokers familiar with this suburban submarket tell GlobeSt.com.

The master plan for Mundy Mill sets aside more than 100 of the 607 acres for green space, walking and biking trails and linear parks. The school system estimates Mundy Mill will add 1,200 students to an already over-crowded student population.
