Haines Industrial Center straddles the border between Florence and Burlington townships in South Jersey. Phase One lies largely in Burlington Twp., and phase two is entirely within Florence. The latter municipality is offering real estate tax abatements phased in over a six-year period for companies locating at phase two sites, according to Richard Cureton, executive vice president of the Delran, NJ-based Whitesell Construction Co.
"We are seeing that the Haines Industrial Center is putting this region on the industrial map and changing the way companies view the viability of locating here," Cureton says of the property, which is located in the New Jersey Turnpike Exit 6 and Exit 6A submarket.
"For a long time, companies thought that life didn't exist below Exit 7 on the Turnpike," he continues. "As available industrial space all but disappears from northern New Jersey, the industrial marketplace is realizing that southern New Jersey makes doing business easier and more cost-effective. There is a wealth of modern, efficient space in southern New Jersey."
When fully built out over the next several years, Haines Industrial Center is projected to have more than six million sf of space, according to Cureton. A retail component is also part of the plan for the eventual build-out of the project, which has access to major arteries in the region, including the New Jersey and Pennsylvania turnpikes, I-295 and Route 130.
"It's also one of the few industrial parks in the state to offer build-to-suit sites that are rail-served for direct shipment of freight," Cureton says.
