The New York-based O'Connor Capital Partners represents an investment fund co-managed by O'Connor and JP Morgan that bought Bridgewater Crossing from Hines in early 2003. The company subsequently sold 200 Crossing Blvd., which is fully occupied as the North American headquarters of pharma giant Sanofi-Aventis Inc.

Sanofi-Aventis also occupies 40% of 400 Crossing Blvd. The remaining 180,000 sf is currently available for lease, and heading the assignment for C&W are Jeffrey Heller, Bill McCaffrey and Chris McCaffrey of the firm's East Rutherford, NJ office, and Jodie Matthews of the Parsippany office.

The building, which has 39,000-sf floor plates, has structured parking and a helipad. The Bridgewater Commons Mall and Bridgewater Marriott Hotel are immediately adjacent.
