At about $6 million, the Brunswick property is being built at a hard construction cost of about $58,252 per room. InterContinental officials didn't have an estimated construction cost for the Savannah property but tell GlobeSt.com the cost will be about the same since the hotels are prototypes of the first small hotel opened in Duluth, GA, an Atlanta suburb, in January of this year. Other prototypes have opened this year in Santee, SC and Poplar Bluff, MO.

The Brunswick and Savannah hotels are scheduled to open in first-quarter 2005. Room rates at the Brunswick will be in the $85-to-$109-per-night range. At the Savannah hotel, the rates are expected to be at the $89-to-$139-per-night level.

Dixon Management Group Inc., headed by co-owners Bruce and Otha Dixon, will own and manage the Brunswick property. The firm has been an InterContinental franchisee since 1992. Pooler Laxmi Inc. will own the Savannah hotel. Image Hotels will manage the property.
