Robert DeGrilla, account manager for leasing services in the local office of Advantis Real Estate Services Co./GVA, handled the three transactions for owner Dr. Phillips Inc., one of the largest privately held real estate organizations in Central Florida. DeGrilla says he can't disclose the rents or lease lengths because of a confidentiality clause in his listing contract with Phillips.
But other brokers familiar with the northwest Orlando submarket tell GlobeSt.com the average effective rent for comparable space is about $12 per sf. That would put the estimated gross value of the three transactions in the $3-million range. Brokers estimate the lease lengths at five years.
Habitat for Humanity renewed its 12,000-sf headquarters at 1925 Traylor Rd. That deal allows the group to relocate and expand its thrift-store operation in 22,230 sf at 2105 N. Orange Blossom Trail, DeGrilla says. The tenants represented themselves in all three transactions.
