Cherokee Denver plans to clean up its site and eventually build a mixed-use development with offices, retail, high-density housing and even a hotel. The Blueprint Denver city council committee recently heard the rezoning request from Gates' representative, Bruce O'Donnell, principal of Starboard Realty. If approved, the highest building on the property would be 110 feet high and in some parts of the property only 55 feet tall.
O'Donnell says he would like to have the land rezoned by the end of the year, as there are some "opportunities," to sell the land, although he wasn't specific about the potential buyer. Gates is not a developer and O'Donnell has always said the company, whose corporate parent is based in London, would rezone the land and then sell it.
Several neighborhood groups spoke regarding the rezoning at the meeting. One woman said she is concerned that it will bring 1,500 new residents and 850,000 sf to the parcel, greatly increasing traffic along the area, which is bordered to the east by established neighborhoods, including West Washington Park. However, representatives from several other groups largely support the rezoning. The entire city council will need to vote on the rezoning.
