In Commerce, a city of 5,292 permanent residents and 2,051 households, Chatham has filed tentative development plans to build an undetermined amount of office and other commercial space, along with townhomes and single-family residences on 267 acres near the Tanger Outlets Center and a new Home Depot store across the county line in Banks County.

Area brokers tell GlobeSt.com the estimated hard construction cost of the project will be at least $100 million. The Northeast Georgia Regional Development Center is reviewing the venture. The Jackson County planning commission is expected to study the project in December. If approved, it will go to the county commission agenda for a final vote on the development request.

Republic Property Co. has filed plans with the city for a 4.4-million-sf, 14-building distribution park on 368 acres at GA 98 and the proposed Bana Road. The estimated hard construction cost is $40 per sf or about $176 million, area construction sources tell GlobeSt.com.And in Jefferson, Jackson's county seat, Patillo Construction plans to build a 400,000-sf, $65-million manufacturing facility for Kubota Manufacturing of America. The 100-acre site is in the McClure Industrial Park and is already zoned for industrial development, according to the county. Kubota plans to relocate about 400 workers from its existing Gainesville plant when its new facility opens next year.
