Direct Logistics Inc., a 10-year-old company now working from Carrollton, and the Cowboys division will get their keys in January to the 151,845-sf building at 1011 Royal Lane, a joint venture project of Dallas-based Bandera and Blue Star Land LP, owned by the NFL team's chief, Jerry Jones. According to Bandera's Barney Sinclair, the logistics company will be doubling in size with the relocation of the headquarters and distribution team.
The 7.3-acre project, which broke ground in June, has been on the market at roughly $3.50 per sf. Tom Leiser, a Bandera partner, says the prospects' list included two full-building users and three for half of the development. "The activity just started in the last 30 days, he tells GlobeSt.com. "Until then, there was just a dearth of activity. We were pleasantly surprised."
Direct Logistics is a transportation broker and freight forwarder that's moved more than three billion pieces of mail. Its share of the development is designed with 5,000 sf of office and 24 loading docks with all the perks of a location in a Foreign Trade Zone.
Greg Nelson with the locally based Bradford Cos. represented the logistics company. Dayton Conklin with Dallas-headquartered Trammell Crow Co. ran the pre-leasing campaign for Bandera and Blue Star.
