The Dayton, OH-based Dayton Superior Corp. will move in by year's end to 51,268 sf at 1002 Avenue T in Grand Prairie, signing a five-year lease at a market rate, John Fainter with Holt Lunsford Commerical in Dallas tells GlobeSt.com. "It's a competitive market," he stresses, "and we did a market deal."
Finish-out has begun for the Dayton Richmond division, which distributes concrete products. Michael Stanzel with the Robert S. Lynn Co. in Dallas structured the pact on the tenant's behalf.
Once the location for Titan Tires, the building was on the market for $3 per sf net. Sealy & Co. Inc., with offices in Dallas and Shreveport, LA, got the structure in March in a 15-property, 1.8-million-sf portfolio in Dallas/Fort Worth and Houston from the Boston-based TA Associates Realty Inc. Not only was the building dark when it was bought, but it's part of the hardest hit industrial submarket in the region. At the third quarter's close, the Great Southwest was shouldering a 19.1% vacancy in a 63.5-million-sf inventory.
