THE WOODLANDS, TX-Coldwell Banker United Realtors, Classic Pizza and Thai Ploy Restaurant have preleased 11,000 sf at Research Forest Plaza, an under-construction, 22,500-sf center at 1500 Research Forest Dr.
"The center is now about 50% preleased and we have commitments to make the center 80% preleased," says Jeff Beard, president of the J Beard Co. LLC, who is handling the leasing of the center on behalf of developer, Research Forest Partners LP, a local company. According to Beard, the quoted rental rate for Research Forest Plaza is low- to mid-$20 range.
Research Forest Plaza is situated on about 6.6 acres along the main artery to the master-planned community. In addition to the shopping center, there are three one-acre pad sites, of which one already holds a Woodforest Bank branch.
Beard tells GlobeSt.com that Coldwell Banker United Realtors will be relocating from 4,000 sf at Cochran's Crossing, another shopping center that is down the street at 4747 Research Forest Dr. The local brokerage firm leased 7,500 sf at Research Forest Plaza. Classic Pizza and Thai Ploy Restaurant leased 1,500 sf and 3,000 sf, respectively.
"The center will offer neighborhood and community services," Beard says. He notes that the retail development sits in the midst of a lot of commercial and residential projects including Memorial Hermann Hospital.
Beard tells GlobeSt.com that the Research Forest Plaza tenants will begin opening their doors in January. All tenants should be up and running by March. Houston-based DE Harvey Builders is the general contractor for Research Forest Plaza; Houston-based CDA Architects designed it.
