"We feel this building offers a tremendous opportunity to corporate users in the marketplace, where they can headquarter and have all of the amenities and infrastructure of a well done corporate facility in a very attractive location," Erin R. O'Boyle, Suffolk Advisors principal, tells GlobeSt.com. The private investment firm was formed in 2002 by O'Boyle, formerly chief investment officer of Beacon Street Capital, and Ivy Friedman, former principal at Cigna.

Built in 1991, the building was originally owned by Digital Equipment Corp. It was purchased by Compaq prior to its acquisition by Hewlett Packard. It sits on 42 landscaped acres and features an auditorium and a full-service cafeteria. Parking is somewhat sparse, as its 3.2 spaces to 1,000 sf ratio would indicate, but the potential to accommodate additional tenant parking exists.

Scott Jamieson, senior vice president at Spaulding & Slye Colliers, represented the seller and procured the buyer. Meredith & Grew has the exclusive leasing rights for the property and David L. Pergola, executive vice president, will lead the team.
