The site is a former 12-acre industrial tract on the edge of Norcross' renovated Downtown that will house 103 townhomes, 38 condominiums and 17-single-family detached residences. After two years of deliberations, elected officials in this 133-year-old city have approved rezoning the site for the $10-million residential development.

Prior to selecting Norcross, Hedgewood Properties co-owner Don Donnelly and his wife, Pam Sessions, say they had considered other Gwinnett County communities but decided on Norcross because the city is more urban. The Hedgewood owners plan to develop the local site as a self-contained work-live-play community where auto driving will be at a minimum.

The developers have erected similar communities in Downtown Woodstock in Cherokee County and at Vickery, a 214-acre enterprise in Forsyth County. Homes at the Norcross project are expected to be priced in the $200,000 to $500,000 range.
