The project will be called Pacific Medical Plaza and is in pre-leasing, according to Winkelmann, who is the leasing agent for the property along with co-Colliers Seeley broker John Wadsworth. "With the continuing expansion of Hoag Hospital coupled with little newmedical office construction over the last decade, available medical space has become scarce," Winkelmann says. He adds that in popular hospital locations, many doctors tend to keep their practice in the same building for decades, giving little opportunity for outsidedoctors to find space unless new medical office projects are developed.
The already strong demand surrounding Hoag is expected to increase with the opening of the hospital's new Women's Pavilion in late 2005, according to Winkelmann. The new medical office project, which will feature a three-level parking deck next to the building, is being designed by Culver City-based HOK, with Los Angeles-based Millie & Severson as the general contractor.
