After a three-year run, NBC has decided to team the news bureau and station venture operations on the entire eighth floor and take over about 3,000 sf of the ninth floor of 3100 McKinnon, says Maschera Usrey, marketing and leasing coordinator for Jones Lang LaSalle's Dallas office. Joining NBC's news bureau in the office will be the national sales organization along with marketing operations for KXAS-TV and PAX 68/KPXD-TV, now located at 3900 Barnett St. in Fort Worth, and Telemundo 39/KXTX-TV, coming from 3900 Harry Hines Blvd. in Dallas.

The extra space, which will be ready to go in early January, was created by moving the management office off site to Harwood International's CBD office, according to Usrey, who teamed with Sandie Matejek, vice president of leasing for Jones Lang LaSalle, to negotiated the pact. Rick Medinis of the Robert Lynn Co. in Dallas structured the deal for NBC.

"It is so tight on space that we had a difficult time getting swing space for them to occupy during construction," Usrey tells GlobeSt.com about the 11-story, 217,500-sf building, which will be going to 100% in early January when she expects to ink a 2,500-sf expansion for another tenant. The building's quoted rent is $18 per sf plus electric.
