The expansion of World Fuel's headquarters gives that tenant an overall space of 57,312 sf and takes occupancy of the recently developed, 130,000-sf main building in the Doral Costa business park to 96%. Walter K. Robinson, VP of TCC here, and an associate, Laurel D. Lucas, negotiated for the owner. Preleasing is under way for an additional 130,000-sf building to be constructed in the 17-acre park. It represents a build-to-suit opportunity and can be delivered within 10 months of ground-breaking, according to Robinson.

Terms of the World Fuel lease are undisclosed. According to a third-quarter report from TCC, the average asking rental rate in the Airport West submarket is $22.01 per sf and the vacancy rate is 17.7%.

Meanwhile, a TCC team consisting of Walter Byrd, Ben Eisenberg and Thomas Kress was assigned to oversee leases of greater than 19,000 sf in MICC park, which was acquired by PS Business Parks in 2003. The owner is based in Glendale, CA and has a regional office here. The TCC team will work with the owner's in-house brokers, Zachary Gruber and Patricia Quintana, who will handle smaller leases.

MICC is located at the intersection of the Palmetto and Dolphin Expressways and contains 3.3 million sf of industrial, flex, office and retail space. It is currently undergoing significant capital improvements and renovations including repainting of all buildings, an upgrading of the landscape and exterior lighting, resurfacing of parking areas, and a new signage program. Among the existing tenants are Starboard Cruise Services, Progressive Insurance Co., the Sun-Sentinel, Blockbuster Video and Wachovia Corp.
