FORT COLLINS, CO-Denver-based Kornfeld Koslosky Properties, LLP isconstructing a King Soopers-anchored retail project in this northernColorado city. King Soopers, owned by Kroger, is the dominant grocery store chain in the state.

KKR's new project, called the Shops at Rigden Farm, is at the southeast corner of Timberline Road and East Drake Road. It will be anchored by a 66,283-sf King Soopers with a drive-thru pharmacy. It also includes 31,949 sf of retail space and four pads.

Brad Kornfeld, principal of his namesake company, called its one of the"strongest projects" in the company's 25-year history. "We have one of very few new grocery-anchored projects in the state opening in 2005, and our center is located at what will be the largest intersection in Fort Collins, " Kornfeld claims.

Signed tenants, in addition to King Soopers, include Camelot Cleaners, aliquor store, Subway, Cost Cutters and a coffee shop. FirstBank will occupy a free-standing pad site. KKP says it is in discussions with a variety of other tenants and uses for the remainder of the center. "We aim to have an interesting mix of local, regional and national tenants," Kornfeld says. "New retail opportunities are quite limited in the Fort Collins market, and our project offers the draw of the area's top grocer in a rapidly growing market."

Both shop space and pad sites are available for lease at the project. The Shops at Rigden Farm is expected to open in June 2005. KKP is developer and is leasing retail and pad sites in the project.

KKP's other active project is the expansion of another King Soopers retail center. The company expects to open Phase II of its Columbine Knolls Village center at the northeast corner of South Wadsworth Boulevard and Chatfield Avenue in Jefferson County in 2005.

KKP's current portfolio consists of 10 retail centers in Colorado, Arizona and Wyoming. It manages more than 1.2 million sf of retail space.
