LandAmerica is a part of Equity Office's strategic customer program, which caters to businesses with multiple locations within the REIT's 125-million-sf national portfolio. LandAmerica currently leases more than 165,000 sf in 18 Equity Office locations, including Portland, OR; San Francisco, Houston and Boston.
"To expedite the closing, LandAmerica applied its national EOP lease form, which rolled this new location into our existing agreement. We had the lease signed and approved within one week," explains Kim Koehn, senior vice president of Equity Office's Denver Region. He calls LandAmerica a "solid addition" to the Tech Center, noting that it is in the Southeast Corridor that is starting to recover.
LandAmerica will relocate more than 50 employees to the Terrace Building from its current location in Downtown Denver next month. The real estate transaction services group provides title, closing, and escrow services for residential and commercial transactions.
"We chose to relocate to the Denver Technology Center because we feel it will provide our employees with greater access to more commuting options, and access to a broader array of amenities," says Fred Tippett, vice-president-title operations for LandAmerica.
Scott Perry represented Equity Office. The three-story Terrace Building has 115,800 sf of class-A space. Typical floor plates are approximately 39,300 sf. The building is adjacent to Interstate 25.
