The largest deal, 10,148 sf, falls to Arlington, where a startup company has tapped a suite in a two-building development at 1118 W. Harris Rd. In Dallas, PPG Architectural Finishes Inc. took 9,800 sf at 2515 Willowbrook Rd. The new company, Light Gauge Solutions Inc., started by Elizabeth Zatopek of Arlington, signed a three-year lease while PPG penned a seven-year pact.
Light Gauge Solutions will distribute metal trusses from the Great Southwest location, but intends to fabricate the product elsewhere, Katina Real with locally based Dunn Commercial tells GlobeSt.com. The deal for a corner spot with showroom area takes the 78,802-sf complex to 88% occupancy. Real and Frank G. Jester II, also with Dunn Commercial, did a direct deal on behalf of the building owner, Jason Industries Inc., which occupies part of the complex. The warehouse distribution space carries a $4.50 per sf gross quoted rate.
In Dallas, PPG intends to consolidate two groups, prepping to exit offices along Lombardi and Lupo streets and head to Willowbrook Road into a 103,000-sf warehouse with a 93% occupancy. The deal, Newton Hopkins with Dallas-based Holt Cos. explains, "wasn't typical because the finish wasn't typical."
Hopkins says 25% of the warehouse space will be built out as office and the balance kept intact to store products for the architectural group. Robert Todd with City Realty Group in Dallas brokered terms for PPG. The submarket's going rate is $4 per sf to $4.50 per sf for comparable space.
