Birmingham-based AZD Associates Inc. is the architect. Royal Oak-basedNowak & Fraus is the engineer. The 22-acre project would be built in two phases, with the first to include construction of 192 condos ranging between 1,000 sf and 1,200 sf and starting at about $200,000 each, says Steve Nolan, president and chief executive officer of Nolan.
The retail space likely would include a coffee shop, other restaurants and service businesses, such as a dry cleaners. The site also would include a health club and pool.
Bowman says plans for the site have grown since the developer made a "cookie-cutter-type" proposal more than a year ago. The original plan had about half as many condos, less retail space and price tag of about $35 million, he notes. City officials wanted a more elaborate plan, Bowman says.
"This really is the intersection of Main and Main for Southeast Michigan," he explains. "They wanted something to really put the area on the map and encouraged us to develop a signature project."
The Southfield planning commission has already recommended that the city council approve the plan. The council plans to vote on the matter before the end of the year.
If approved, construction would begin next spring and selling would begin in late February, Bowman says. Privately-owned Nolan Bros. also plans a $2.5 million self-storage center on property next to the condo project. Nolan Bros. owns EZ Mini Storage, a company with 23 locations in Southeast Michigan and 55 in the US.
