Cowtown Bolt & Gasket Co. will exit a 14-year location at 3320 Stewart Dr. in Fort Worth for 920 Avenue R in Grand Prairie, picking a 172,000-sf warehouse with ready-to-go space. The local firm signed a five-year-plus lease for industrial space that's been vacant for a year, J. Cannon Green in the Arlington office for Trammell Crow Co. tells GlobeSt.com.
Green says the Upper Great Southwest building was up against "three or four" others, but the ready-to-go space helped to secure the win. "All we had to do was build a wall," he says. "It had the office they wanted. It's a real testament for ready to go." He explains the Seattle-based asset manager, Kennedy Associates Real Estate Counsel, gave the order to gut 77,000 sf when it went dark and rebuild it. The reworked area was laid out with 4,500 sf of office space.
Cowtown Bolt & Gasket will share the warehouse with two other tenants. The 60,000 sf that's available includes 22,000 sf of cooler space. With the space on the market at $3.25 per sf, Green says "we made a good deal" on the Cowtown pact. The deal-maker, he says, is a location that's closer to its customers. The inbound tenant was represented by Michael Stanzel with the Robert Lynn Co. in Dallas.
