The multi-year agreement has an aggregate rental in excess of $1 million, according to Peter O. Schultz Jr., senior leasing director for the East region of First Industrial. Paul Wierzel, senior leasing and marketing manager, who negotiated for the owner, says True Value is relocating its distribution operations to the Penn Drive facility from 6829 Ruppsville Rd. in Allentown. TruServ also leases approximately 61,000 sf at 7072 Snowdrift Rd. in Upper Macungie Twp., another First Industrial property.
Meanwhile, First Industrial obtained three leases totaling 36,500 sf at its 118,000-sf multi-tenant building at 4667 Somerton Rd. in Trevose. Schultz says the space contracts are long term and have a combined aggregate rental in excess of $1.3 million.
In the largest of the agreements, Harbinson-Walker Refractories extended for another five years its lease for 15,000 sf it has occupied in the building since 1995. Wierzel represented First Industrial in all three leases, and Mark Yankello of Fischer & Co., represented Harbinson-Walker in this one.
SOS Data Inc. leased about 11,500 sf for six years. Matt Wright of Flynn Co. negotiated for the tenant. CM3 Building Solutions Inc. leased 10,000 sf in the building for five years. Brian LaFond of Gola Corporate Real Estate represented CM3 in the transaction.
