"We were the bridesmaid for awhile...but they came back and we got it," Jerry Reis, president of Property Advisers Realty Inc. of Irving tells GlobeSt.com about new deal for One Paddock Place at 2214 Paddock Way in Grand Prairie. The 72,000-sf tech building's occupancy went to 90% with the lease.
Reis, teaming with his broker Jason Miller, says the finish-out for the blood-testing lab was extensive and required special build-out due to electricity and water requirements. The lab, a subsidiary of Tyler-based Clinical Labs USA, is just now opening doors. Reis says the location is being used as a consolidation site for several labs in the network, which provides diagnostic testing for the nursing home industry. Besides Tyler, the firm also operates labs in San Antonio and Lubbock.
One Paddock Place, owned by OMO Investments Co. of California, has a quoted rent of $10 per sf. Andy Iversen and Reggie Beavan with Jackson & Cooksey of Dallas represented the tenant in the negotiations.
