Piedmont Capital Partners of suburban Roswell, for example, sees a niche along the GA 92 corridor between Woodstock and Roswell for an estimated $4-million, 50,000-sf office condominium building to accommodate small service firms, such as lawyers, accountants and insurance companies. The development site is at GA 92 and Trickum Road.

In Downtown Atlanta, Urban Realty Partners plans to erect the Reynolds, a 130-unit residential condominium building with 8,000 sf of ground-floor retail across from the 55-story, 1,023-foot tall, nearly 1.3-million-sf Bank of America Plaza tower, the tallest commercial building in Georgia. The condo units are projected to sell for $190,000 to $400,000, Downtown brokers familiar with the project tell GlobeSt.com. The development site is at Peachtree Street and Linden Avenue, a location that previously housed a boxing gym and surface parking lot.

On the office investment sales side, a private Atlanta buyer has purchased Woodside Center and Woodside Exchange in suburban Alpharetta from K&K Holdings for $13.4 million or $102.73 per sf. The two properties, totaling 130,428 sf and 85% leased at closing, include three one-story office buildings and one two-story building at 1000 Mansell Exchange West and 3775 Mansell Road in the North Fulton submarket.
