The buyer's 33,000 sf of new buildings are located on 1.5 acres at 616-640 Stanford St., according to David Muir and Kam Elghanian of Daum's Downtown office, who represented both the buyers and BLO Cold Storage, the seller. BLO occupies 18,000 sf of the complex and will retain that space for its cold storage business. Two other buildings are occupied by companies in the seafood business.

The Merco purchase was one of three industrial deals to close in Los Angeles County, recently. In the second, the Klabin Co. reports that Good Karma LLC bought a 64,000-sf building at 1700 S. Wilmington Ave. in Compton from AMB Property Corp. for $3.5 million. David Prior and Todd Taugner of Klabin represented AMB, with Lee & Associates representing the buyers. The building serves as the new area headquarters for Good Karma, which is an importer of luggage and related products.

In the third transaction, the Sahani Family acquired a newly completed 25,349-sf industrial building on 1.5 acres at 1251 Stellar Dr. in Oxnard from an individual investor for $2.1 million, reports Jerry Scullin of Van Nuys-based Delphi Business Properties. Sahani, which manufactures and assembles parts for material handling and light construction equipment with multiple facilities in the US. Scullin represented the Sahani Family, with Michael Walsh and Melinda Walsh of GVA Daum's Ventura County office representing the seller. Gurmeet Sahani, a principal of the 65-year-old firm, says the family will retain its existing facility in Van Nuys.

The building acquired by the Sahani family is a concrete tilt-up structure featuring 1,766 sf of office space, 23,583 sf of warehouse space, two ground-level and truck-high doors, 20-foot minimum interior clearance and on-site parking for 43 cars.
