Brenda Villanueva and Rolando Justiniani bought the 30-year-old structure, housing the city's justice of the peace and Maricopa County Superior Court, from David Biliack of DLLR Properties of Glendale. The city had first right of refusal to purchase the 5222 W. Glendale Ave. property, according to Patricia Garcia, a broker with Phoenix-based Realty Executives. "The city chose not to purchase the courthouse," she says.

Garcia, who represented the buyers, tells GlobeSt.com that Villanueva and Justiniani wanted to enter the Valley market and were completing a 1031 exchange with proceeds from the sale of assisted living facilities in California. DLLR Properties was represented by Michael Hackett of Marcus & Millichap Real Estate Investment Brokerage Co.'s Phoenix office.
