WINSTED, CT-Second St. Marks LLC acquired the Shops at Ledgebrook here for close to $16.9 million. The 15.5-acre strip shopping center site in Litchfield County was sold by Connecticut developer Ledgebrook LLC. Second St. Marks is an entity controlled by an unnamed New York City investor, according to Spaulding & Slye Colliers.
Spaulding & Slye SVP James M. Koury, working out of the firm's Boston office, exclusively represented the seller and procured the buyer. The property was on the market for about a year and a half, during which time an earlier sales agreement was reached. However, that deal never closed.
The Shops at Ledgebrook is a 105,285-sf shopping center located on Interstate 44. Current tenants include Stop & Shop, Rite-Aid Drugstores and Blockbuster Video. The complex is currently 98% occupied. "Being the only supermarket-anchored shopping center in a 10-mile radius helps ensure the Shops at Ledgebrook's excellent positioning within the market," says Koury.
John Lombard, senior managing partner of Ledgebrook LLC, notes that the firm retains ownership of a 10-acre parcel adjacent to the center. "We continue to believe in Winsted's economic expansion," he adds. Spaulding & Slye Colliers' Koury says that Ledgebrook is fielding offers concerning the vacant 10-acre parcel, which could be sold to another development firm for possible retail or residential use sometime in the future.
