American Film & Printing started the production line rolling at 100 Santa Fe in Alvarado in recent weeks. While gearing up for the start, the owner also found a tenant for a 5,000-sf outbuilding on the 12.2-acre property acquired from Anstalt Dos Passos, a Cleburne resident who manufactured amusement park rides from the location, Don Davis with Dunn Commercial LP in Arlington tells GlobeSt.com. The new owner produces and prints plastic bags for food products.
Not only does the building sit in an Enterprise Zone, but the city also packaged some abatements for the startup. "There was a lot of incentive to have him there," Davis says, estimating it will be eight to 12 months before the operation hits peak employment. He says negotiations produced a five-year window for installing a sprinkler system in the metal building, which has clear heights ranging from 30 foot to 60 foot. Johnson County assesses the building at $612,710.
