Market prices for the one-bedroom units will start at $190,000. Two-bedroom units will range from $240,000 to $400,000. The Reynolds is at the northwest corner of Peachtree Street and Linden Avenue in the revitalizing SoNo (South of North) District of intown Atlanta and is part of the city's East Side Tax Allocation District. The project is a joint venture with the family of the late Talmage Dobbs Jr., former chairman of the Board of Life of Georgia.

"The Reynolds is the latest example of SoNo and Downtown Atlanta's residential resurgence," says AJ Robinson, president of Central Atlanta Progress, a Downtown businesses-led support organization. "The proximity to a variety of employment choices, unique housing features and the energy of an urban environment with its diverse population and lifestyles has reinvigorated the area."

Robinson projects about 7,000 residential units will be completed in SoNo and Downtown over the next five years, "contributing to Downtown's renaissance." The Reynolds will contain 106 two-bedroom units ranging from 950 sf to 1,480 sf and 24 one-bedroom units from 780 sf to 950 sf. "The building is designed so that adjacent smaller and larger units may be combined into an even more spacious condominium," says Mark B. Riley, managing partner of Urban Realty Partners.

"The project will offer condominium homes that are ideal for Atlanta's young professionals who work in Midtown and Downtown, as well as empty-nesters and moveup buyers from other intown townhome and condo projects," Riley says. "The Dobbs family has owned this property for many years and wanted to see it developed into an asset for the city."

Surber Barber Choate & Hertlein designed The Reynolds. Batson Cook Co. is the general contractor. Morris & Raper Realtors are marketing the property.
